Goodstone Living completes the development of 373 new rental homes in Edinburgh
Goodstone Living has marked the practical completion of its Dockside development in Edinburgh, a major milestone for its 373-home build-to-rent residential project overlooking the historic Leith waterfront.

Dockside is the first competed project for Goodstone Living Partners 1 – Goodstone’s inaugural venture which manages capital on behalf of the Northern Local Government Pension Scheme, including Greater Manchester, Merseyside and West Yorkshire pension funds. The fund has two other projects under construction in Birmingham and East London, totalling ~1,300 ‘next generation’ build-to-rent homes. Dockside has been delivered by McAleer & Rushe.
Located at Albert Docks in Leith, less than 20 mins from Edinburgh’s city centre, the landmark scheme anchors one of the city’s fastest-evolving neighbourhoods. Dockside delivers 373 new homes across four buildings, including 94 affordable homes, and features resident amenities such as a rooftop lounge and dining area, a fitness centre, and co-working spaces. The project also includes a new publicly accessible boardwalk along the dock edge and 2.5 acres of landscaped gardens that connect the development into the vibrant Leith waterfront precinct.
Dockside reflects Goodstone Living’s conviction that build-to-rent is a core component of meeting housing need in supply-constrained urban markets. The scheme brings together scale, design quality and a service-led operating model to support resident retention and long-term income durability, while also creating tangible benefits for the surrounding community. The project demonstrates how early integration of operational design can de-risk transition from construction into operation, as well as improve asset efficiency and resident experience.
Community, wellbeing and sustainability have been prioritised alongside commercial performance with Dockside having achieved a 3-Star Fitwel rating, Platinum Wired Score rating, and EPC B rated homes across the scheme helping to reduce operational costs and future regulatory risk.
